There is some confusion between the current Rosedale school location and it's former site. The former site (near Burnet Rd & W49th St) is the one that is targeted for sale, rezoning and redevelopment. The address is 2117 W 49th St. Austin, TX 7897856 and is marked on the map below.![]()
We only ask that AISD plays fair with Rosedale. In December 2023, after consulting with the neighborhood, AISD proposed 50 single family residences and a small park as the plan for the property. Then in 2025, with no communication with Rosedale residents, AISD trustees called an emergency meeting and contracted with OHT Partners, essentially contracting to sell to the highest bidder without regard for the welfare of the neighborhood or the legal restrictions on the use of the property. OHT Partners specializes in large, multi‐story apartments that are nick‐ named Texas donuts because the only greenspace is typically inside the walls of the building.
Yes. The contract with OHT Partners is void if AISD & OTC Partners lose on any of three key hurdles:
- Get the courts to void or liberally interrupt a deed restriction to allow a multifamily development. The deed restriction only allows one residence per lot.
- Succeed in rezoning the property from single family residential to maximum density multifamily residential.
- Avoid a finding that the Rosedale school is a historical building.
The case was filed on October 31, 2025 in Travis County District Court.
It's impossible to know with certainty as there are many possibilities, but based on similar neighborhood battles against unreasonable developments, we have set our initial fundraising goal at $25,000 with the understanding that we may need more depending on developments.
All the money, other than the approximately 3% that GoFundMe charges for use of its platform, will go to legal fees and other expenses in the effort to stop this development and assure a reasonable and fair redevelopment of the school property. If there are surplus funds when this is over, they will be refunded to donors on a pro‐rata (proportional) basis, with the exception of anonymous donors since we can't identify them.

On September 8, 2025, AISD and OHT Partners applied to rezone the lots that make up the Rosedale School from SF3 to MF‐6‐C. SF3 allows a single‐family home, an accessory dwelling unit (ADU), or a duplex on a lot that is at least 5,750 square feet. Maximum building height is 35 feet. MF‐6‐C is the highest density multi‐family zoning with a conditional overlay, which might add some restrictions. Maximum height is 90 feet.City zoning staff is currently gathering reports from multiple departments and will issue a report to the Zoning and Platting Commission. Once that happens, the public will be notified and have an opportunity to comment. The case manager has not indicated an exact date for when this will occur, but we are monitoring this closely.
