The Austin City Council rezoning hearing for the former Rosedale School property has been delayed until the council’s May 21 meeting.

The matter, which if passed would allow a developer to build a six-story, 435-unit luxury apartment complex on the site, had been scheduled for May 7.
Two neighborhood groups – Play Fair With Rosedale and the Rosedale Neighborhood Association – had asked for a postponement, and a representative for the developer, Austin-based OHT Partners, assented to a two-week delay.
City planning staffers have recommended the change, which would increase the zoning of the 4.6 acre site from single-family (SF-3) to high-density multi-family (MF-60CO) with a 75-foot height limit. The city’s case number for the zoning change is C14-2025-0094. The city’s zoning change analysis says high density apartments are appropriate in an area near downtown and transit lines.
The Rosedale neighborhood groups oppose the rezoning. In a joint letter May 1, they cite as their reasons the high density, conflict with a pending lawsuit, the value of the land as a community asset, safety and traffic concerns, and the desire to negotiate.
