It’s official: The Austin City Council has scheduled a public hearing on the application to rezone the former Rosedale School property at 49th Street and Ramsey Avenue.

What: A rezoning of 4.65 acres from single family (SF-3) to the highest-density multifamily category (MF-6-CO).
When: 2 p.m. Thursday, May 7, 2026
Where: Austin City Hall Council Chambers, 301 W. Second St. (Also viewable online Http://www.atxn.tv)
Who: The applicant for the rezoning is the Austin Independent School District, which owns the property. AISD is acting on behalf of developer OHT, which has a $26 million deal to buy the land and develop it into a six-story, 435-unit luxury apartment complex.

How it Works

Rezoning requires three votes of the council, though council members can at any time compress the process and take all three votes at one meeting. So the matter could be decided on May 7, though it is common to have (and we have requested) a short postponement to a subsequent meeting.

Play Fair With Rosedale is asking for the council to turn down the rezoning, or to grant a long enough postponement to allow the lawsuit over property covenants (deed restrictions) to play out in court. Play Fair with Rosedale is not against development of the property, just against this specific proposal. We would welcome discussions on a compromise.
